Almost every home we work in is already lived in, and that shapes the job more than the product choice does. We measure around furniture that stays where it is, cut everything at the factory so no sawing happens in your living room, and fit dust sheets under every bracket position before a drill comes out. A three-bedroom unit with eight to twelve openings is normally one visit of three to four hours, and we vacuum the concrete dust before we leave.
Condominiums add a layer of paperwork that catches people out. Most buildings in Ortigas, BGC and Makati require a work permit filed by the unit owner two to three days ahead, a booking for the service lift, and drilling confined to weekdays between 9 am and 5 pm. We will give you the contractor details, insurance certificate and workers’ IDs your admin office asks for, but the permit has to come from the owner — we cannot file it for you.
Where there are small children or pets, we do not fit a looped chain within reach. Roller and zebra blinds get a breakaway connector and a tensioner screwed into the jamb; venetians get a wand instead of a tilt cord; and above a cot or a study desk we recommend motorised, because the safest cord is the one that is not there. This is the single most common change we make to a client’s original shortlist.
The last constraint is the climate. A west-facing high-rise window can add a full kilowatt to your aircon load in the afternoon, which is an argument for a 3% charcoal sunscreen rather than a heavier drape. Bathrooms, laundry areas and kitchens go to faux wood or PVC roller — real basswood will eventually move in that humidity no matter how well it is sealed, and we would rather tell you that before you pay for it.
